This website was developed to provide Florida Vacationers with an opportunity to enjoy a relaxing
memorable vacation at a luxurious vacation villa - Regal Palms Resort & Spa, Davenport Florida minutes
from Walt Disney World!
PAYMENT POLICY:
  • A reservation deposit of $250.00 (USD) is required at initial booking to guarantee accommodations
    and is applied to the last day of your reservation.  Until confirmed, all prices are subject to change
    without notice.
  • An advance payment equal to 50% of the balance still owed on the rental rate (USD) is due 12 weeks
    prior to arrival.  The advance payment will be applied to the balance due.
  • The final balance of rent (USD) is due in full 8 weeks before arrival date.  
  • If reservation is made 8 weeks of arrival date, payment will be required in full.
  • Credit cards are accepted.
  • Money Orders and Checks are accepted.  All personal checks must be bank or credit union issued
    with name and address printed on check.  Temporary personal checks are not accepted.
  • The owners reserve the right to cancel the booking if full payment is not received by the due date.

CANCELLATIONS FOR DAILY AND WEEKLY RENTERS:
  • Cancellations made more than 12 weeks prior to arrival date will incur a $125.00 (USD) cancellation
    fee from the $250 deposit.  The renter will be refunded a total of $125.00 (USD) as a result of the
    cancellation and any additional payments made to the owner for this rental.  If the refund is sent
    electronically, any fees incurred by PayPal or a bank will be deducted from the refund.
  • Cancellations made between 8 to 12 weeks of arrival date that result in a shortened stay, will incur a
    $150 (USD) cancellation fee from the $250 deposit.  The renter will be refunded a total of $100.00
    (USD) as a result of the cancellation and any additional payments made to the owner for this rental.  If
    the refund is sent electronically, any fees incurred by PayPal or a bank will be deducted from the
    refund.
  • Cancellations made between 6 to 8 weeks of arrival date that result in a shortened stay, will result in a
    loss of the $250 (USD) deposit.   The renter will be refunded any additional payments made to the
    owner for this rental.  If the refund is sent electronically, any fees incurred by PayPal or a bank will be
    deducted from the refund.
  • Cancellations made within 6 weeks of arrival date that result in a shortened stay, will forfeit full
    advance payment and security deposit.  Cancellations or early departure does not warrant any refund
    of rent or deposit unless the above terms are met.

CANCELLATIONS FOR MONTHLY RENTERS:
  • Cancellations made more than 12 weeks prior to arrival will incur a $150.00 (USD) cancellation fee
    from the $250 deposit.  The renter will be refunded a total of $100.00 (USD) as a result of the
    cancellation and any additional payments made to the owner for this rental.  If the refund is sent
    electronically, any fees incurred by PayPal or a bank will be deducted from the refund.
  • Cancellations made 8 to 12 weeks of arrival date that result in a shortened stay, will result in a loss of
    the $250 (USD) deposit.  The renter will be refunded any additional payments made to the owner for
    this rental.  If the refund is sent electronically, any fees incurred by PayPal or a bank will be deducted
    from the refund.
  • Cancellations made within 8 weeks of arrival date that result in a shortened stay, will forfeit full
    advance payment and security deposit.  Cancellations or early departure does not warrant any refund
    of rent or deposit unless the above terms are met.

CHECK-IN TIME 4:00 PM
There is no early check-in time.  Check-In is done at the Reception Desk in the Clubhouse.  The Reception
Desk is open 24 hours a day, 7 days a week. So if you have a late flight, don't worry.

CHECK-OUT TIME 11:00 AM
This agreement does not create a tenancy of residence.  You must depart at the appropriate time.

OBTAINING KEYS
The resort is like a hotel. Check-In is at the Reception desk at the Clubhouse, which is open 24 hours a day,
7 days a week, ALL YEAR. You will also need the keycard(s) to access the townhomes through the security
gates.

NO SMOKING
This is a non-smoking unit.  All smoking must be done outside with the doors and windows kept closed so as
not to let any smoke into the townhouse.  Any extra cleaning charges needed because of smoking will be
charged to your credit card.  This includes, but is not limited to, bedding, drapes, furniture, and carpeting.

NO PETS
Per our Home Ownership Association rules, pets are not allowed in the townhouses nor on the premises.     

RESORT POLICIES:
  • The resort is run like any hotel.  Check-In is at the Reception desk in the Clubhouse, where you will
    be given your keycard(s) for admittance through the security gates to the townhomes.
  • At check-in, your credit card will be swiped for an imprint for a $250 damage deposit.  Once your stay
    is over, the property will be checked for damages.  There will be no charges made against your credit
    card if no damages occur.  Please report any damages to the Property Management group.  
  • At check-in, you will be charged a $10 a day resort fee for use of the resort facilities.

ADDITIONAL POLICIES:
  • The maximum number of guests staying in the townhouse will be 10 people---only 2 people per each
    bedroom plus 2 people on the pull-out sofa bed.
  • The townhouse is reserved exclusively for those on our booking form.
  • Once the booking have been made, the renter has agreed to abide by the rules of the owner and the
    resort.
  • The property will be treated with respect and left in the same condition as when the renter arrived.  
    The renter will pay for any damage to the unit or loss.  
  • NO daily maid service.  This is a self-catered unit.  Maid service is available through the resort for a
    fee.
  • Rates include a one-time linen/towel setup.  Amenity fees are included in the rental except for any
    additional fees charged by the resort for rentals that are not stated as included by the owner.
  • Rates include the $85 cleaning fee if stays are for 7-nights or longer.  
  • Stays of 6 nights will incur a cleaning fee of $30.
  • Stays of 5 nights will incur a cleaning fee of $40.  
  • Stays of 4 nights will incur a cleaning fee of $50.  
  • Stays of 3 nights will incur a cleaning fee of $60.
  • Minimum Stay of 3 nights.  
  • Rates are subject to change without notice.
  • Rates include the Florida tax of 12%.
  • The owner is not responsible for any liability for events that are not under the owner’s, resort’s, or
    property management’s control.  “Force Majeure” refers to events or conditions that could not be
    forseen or avoided, even with due care.  This  includes but is not limited to:
  • Acts of God---natural disasters (earthquakes, hurricanes, floods, fire)
  • Wars, riots or other major upheaval (war, threat of war, riot, civil commotion or strife, hostilities,
    terrorist activity, nuclear disaster, government action, technical problems with transportation,
    industrial dispute, or other events.
  • We recommend purchasing travel insurance to offset any loss due to circumstances beyond your
    control, such as delayed or cancelled flights, loss of your items, damaged items, stolen items, etc.
